ADUs in Newton, MA

Newton allowed accessory apartments long before the state required it, and its 2025 update went further than the new state floor. That gives Newton homeowners more room to work with than most.

What did Newton change in 2025?

On April 22, 2025, the Newton City Council passed two sets of ADU changes, according to Fig City News: one to align local zoning with the new state law, passed unanimously, and a second that went further, passed 18 to 6. The city also renamed "accessory apartments" as accessory dwelling units.

How big can an ADU be in Newton?

  • Internal ADU: by right up to 1,000 sq ft, or 1,200 sq ft when converted within an existing home, and no more than half the main building's floor area.
  • Detached ADU: up to half the main building or 1,000 sq ft by right, up to 1,200 sq ft in an existing garage or when the owner lives on site, and up to 1,500 sq ft by special permit.

These figures are as reported in April 2025 and as of October 2026; we confirm the current ordinance for your lot.

Can I put an ADU in my carriage house?

Newton's amendments allow carriage houses and other historic accessory buildings to include ADUs by right. That matters in villages with older estates and outbuildings. See garage and carriage house conversions.

How tall can a detached ADU be?

As reported, a detached ADU can be up to 2.5 stories if it meets the setbacks of a new house, or up to 1.5 stories or 22 feet with 5-foot setbacks. The second option fits more backyards; the first suits deeper lots.

What else does Newton require?

  • The ADU and the main house must stay in the same ownership.
  • The minimum rental or occupancy term is 30 days, so nightly rentals are out. See short-term rental rules.
  • Newton has local historic districts, where exterior changes may need commission review.

Which Newton option should I pick?

It depends on whether you want the by-right path or more space. A by-right unit avoids a hearing; a 1,500 sq ft detached unit needs a special permit, which adds time and some uncertainty. Newton is served by the Green Line D branch and commuter rail stops, which can also affect parking. We map both options for your lot.
